CLOSING TIME
You’ve finally made it and closing day is here!! However, there are still just a couple of things to do before you start unpacking the moving truck.
A) Final Walk Through – Remember all those repairs you negotiated? You’ll want to ensure those have been done satisfactorily. Even if you negotiated a change in purchase price, in most cases you still want to evaluate the property to ensure it’s in the same condition, if not better, than when you decided to purchase it. Your agent will schedule a final walk through of the property just prior to closing – usually within 1 to 2 days of the closing time. In some cases, it may be the day of closing. Make sure you allow time for this in your schedule.
B) Closing – Your closing agent will have furnished all parties with a settlement statement. This is a summary of all the financial details. The closing agent will have also supplied you with a figure to bring to closing. Usually this must be supplied by a certified cashier’s check. You will also be required to bring two forms of ID to closing. Your agent will ensure that you will be given keys, garage door openers and pertinent info at closing. Keep in mind, it’s still always recommended that a new owner have the locks rekeyed or changed upon moving in. If nothing else, this gives peace of mind that you are the only one able to enter your residence. Be sure to ask any question which may arise in closing. Once all the documents are signed and keys are yours, you have become a new home owner!
